Any incorporation of traffic <br /> volumes from the Saddkle City Traf fir study for this project- a_a <br /> completely inappropriate, since Saddle City (now Flag City) has yet <br /> to build out . The traffic study is appropriate, since it is my <br /> understanding that an Arco mini--mart/gasoline station is the <br /> proposed ultimate user of parcel 1 . <br /> 4 ) Though the Map Act allows for a designated remainder to be <br /> named, it does not allow for the flagrant abuse of designating what <br /> amount to two remainders . The 1 . 987 acre remainder is zoned <br /> commercial and should be required to be named as a separate parcel . <br /> The 25+ acre parcel zoned AU-20 could then be the designated <br /> remainder. Though the property is presently one parcel divided by <br /> a newly constructed road, good planning dictates that now is the <br /> time to correct the proper parcelization of the subject property. <br />
