SAN JOAQUIN COUNCIL OF GOVERNMENTS(Staff Contact: Laurel Boyd, [209]235-0600) <br /> a. This project is subject to the San Joaquin County Multi-Species Habitat Conservation and Open <br /> Space Plan (SJMSCP). At the time of development, any structures that require ground <br /> disturbance on this or subsequent divided parcels will be subject to participate in the SJMSCP <br /> and should be resubmitted to the San Joaquin Council of Governments to ensure biological and <br /> mitigation obligations are satisfied. The following note shall be recorded as a Notice of Minor <br /> Subdivision Restriction: <br /> Parcel 1 through 4 are subject to the San Joaquin County Multi-Species Habitat <br /> Conservation and Open Space Plan (SJMSCP). At the time of development of Parcel <br /> 1 through 4 any structure(s) that require ground disturbance on this or subsequent <br /> divided parcels will be subject to participate in the SJMSCP and development plans <br /> should be submitted to the San Joaquin Council of Governments to ensure biological <br /> and mitigation obligations are satisfied. <br /> 4. DEPARTMENT OF PUBLIC WORKS(Staff Contact:Alex Chetley, [209]468-3000) <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The remainder parcel shall be designated and labeled as "Designated Remainder" on the Parcel <br /> Map. (Subdivision Map Act Section 66445) <br /> c. For future development of "Designated Remainder" improvements [including but not limited to: <br /> roadway widening, shoulder, curb gutter and sidewalk, water/storm drainage/sewer facilities] shall <br /> be provided in accordance with the County development requirements for "Division 11: <br /> Infrastructure Standards and Requirements" of the San Joaquin County Development Title, and <br /> shall be noticed by a statement on the Parcel Map and by a recorded Notice of Minor Subdivision <br /> Restriction. (Subdivision Map Act Section 66424.6) <br /> d. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> e. Proposed private access and utility easements across Parcels 2 and 3, including turnaround <br /> accommodations at their terminations and corner cutoffs at intersecting roads, shall be provided <br /> for the benefit of Parcel 4. The required easements shall be shown on the Parcel Map and shall <br /> be noticed on a recorded Notice of Minor Subdivision Restriction. The Notice shall read as <br /> follows: <br /> (1) We also hereby make an irrevocable offer to provide private access and utility easements <br /> across Parcels 2 and 3, including turnaround accommodations at their terminations and <br /> corner cut-offs at intersecting roads, for the benefit of Parcel 4 upon conveyance of <br /> Parcels 2, 3, or 4 to another party. <br /> f. Proposed private access and utility easements across Parcels 2 and 3, including turnaround <br /> accommodations at their terminations and corner cutoffs at intersecting roads, shall be provided <br /> for the benefit of Parcels 1 and 3. The required easements shall be shown on the Parcel Map and <br /> shall be noticed on a recorded Notice of Minor Subdivision Restriction.
