Surface and Subsurface Contamination Report 1rracon
6671 & 7101 E. Highway 12 ■ Lodi, California
September 22, 2015 ■ Terracon Project No. NA157033
Should future residents of the site be interested in determining the quality of their drinking water,
EHD should be contacted for direction regarding the potential for impacts to groundwater from
the agricultural history of the property and vicinity.
The aboveground storage tanks should be removed if not in use and/or placed above
secondary containment to prevent impacts to soil.
Because no staining was observed in the vicinity of the transformers, the transformers are not
considered an environmental threat to the site at this time. Should the property owners or the
EHD be concerned about PCB contamination from the transformer, PG&E should be contacted
to test, retrofit, or replace the transformer.
Any wells or septic systems identified which will not remain in use should be abandoned under
EHD oversight. Any additional infrastructure or buried debris that may be encountered during
site grading or development should be removed and disposed of in accordance with all
applicable regulations.
As the site is developed, any stained soil or sources of contamination identified should be
characterized and properly disposed in accordance with federal, state, and local regulations.
6.0 LIMITATIONS
This report was compiled as a Surface and Subsurface Contamination Report for the site. This
report contains information and data provided to Terracon by several sources. Terracon in no l
way warrants the accuracy or completeness of the information provided to this investigation by
those sources.
It should be noted that when an environmental assessment is completed without sample
collection and quantitative analysis of soil and groundwater beneath the site, as in this study, no
statement of scientific certainty can be made regarding latent subsurface conditions which may
be the result of on-site or off-site sources. The findings and conclusions of this report are not
scientific certainties, but rather, probabilities based on professional judgment concerning the
significance of the data gathered during the course of this investigation. Terracon is not able to
represent that the site or adjoining land contains no hazardous waste, oil, underground storage
tanks, or other latent condition beyond that detected or observed by Terracon during the /S
Surface and Subsurface assessment. The possibility always exists for contaminants to migrate ll
through surface water, air, or groundwater.
Our office has not been provided with specific criteria for the development of this report other
than a request to evaluate the property in question for possible problems related to toxic or
hazardous agents, nor have we been directed to address any specific questions concerning the
site. Should there be a need to conduct an investigation into a specific question not addressed
in this report, contact our office immediately regarding your concerns.
Responsive ■ Resourceful ■ Reliable 10
