Hazelton Avenue <br /> Stockton,California 95205 <br /> Dear Mr.Funderburg: <br /> Thank you for the opportunity to review the Lot Line Adjustment application(PA-0400372)to <br /> adjust property lines between two lots at 7521 L.'State Route 12 near Lodi. <br /> Lot line adjustments should identify how each parcel will gain access to the highway,. This is <br /> particularly important for .flag Jots, as minimum distances to property line and to adjacent <br /> driveways could create landlocked parcels. The new lot like creates a strip which could be used <br /> as an encroachment by the three adjoining lots. Will this be the case? if not, how will parcel 1 <br /> gain access? Why has the frontage lot line moved? Is this action consistent with right of Way <br /> needs for the SR 12 corridor in this area? Please forward a snap in sufficient detail to answer <br /> these questions and the reason for the adjustment of the frontage. <br /> A Caltrans Encroachment Permit(s) will be required for any work perfiirmed within the right of <br /> way. Additional biological, archaeological,or other environmental. studies may be required as a <br /> part of the encroachment permit application. A qualified professional must conduct any studies <br /> undertaken to satisfy the Caltrans environmental review responsibilities. Ground disturbing <br /> activities to the site prior to completion and/or approval of required environmental documents <br /> may effect Caltrans' ability to issue a permit for the project. Furthermore, if engineering plans <br /> or drawings will be part of your permit application,they must be prepared in metric units. <br /> Any new driveways as well as existing driveways shall be built or upgraded to current state <br /> standards.Where applicable any sidewalks,curb and gutter,or ramp shall be in compliance with <br /> the Americans with Disabilities Act.
