Phase 1 includes the construction of a 24,000 square foot multi-purpose winery <br /> building with a 12,000 square foot ground floor, 6,000 square foot basement and a 6,000 <br /> square foot second floor to be used for production,wine tasting, administration, and <br /> storage. Phase 2,with building permits to be issued within 5 years, includes the <br /> construction of a 12,000 square foot storage building. Phase 3,with building permits to <br /> be issued within 10 years, is the construction of a 12,000 square foot storage building. <br /> No marketing events are proposed with this application. An encroachment permit from Caltrans shall be required for all work within road right-of-way. <br /> 2. The driveway approach shall be improved in accordance with Caltrans' requirements. <br /> 3. All vehicular parking related to applicant's proposed development shall be onsite at all times. <br /> Parking in the State or County right-of-way for all winery related events shall be prohibited. It is <br /> the responsibility of applicant to monitor State Route Highway 12 to ensure compliance with this <br /> requirement. <br /> 4.
