Pursuant to Development Title Section 9- <br /> 1075.5(a), 36,000 gallons is the maximum production amount permitted by a Small <br /> Winery. The project will be completed in three (3) phases as follows: <br /> Phase I-This phase proposes to convert an existing 5,500 square foot <br /> agricultural building into a wine processing and administration building. This <br /> phase will begin immediately if approved. <br /> Phase II-This phase will include construction of a 6,000 square foot tasting <br /> room, barrel and case storage building. This phase will begin during the summer <br /> of 2002. <br /> • Phase III-This phase will expand the wine processing/administration building by <br /> 1,500 square feet to house wine storage tanks. The final phase will be <br /> completed within five (5) years from the date of approval. <br /> The property is located on the north side of State Route 12, 1,300 feet west of Cherry <br /> Road, east of Lodi. The 17.15 acre site has a General Plan designation of AIG (General <br /> Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). The applicant <br /> owns approximately seventy-eight (78) acres adjacent to the project site on the north <br /> and east. The property to the west is also zoned AG-40 and is currently planted in <br /> grapevines. The southem property line is adjacent to State Route 12. <br />
