Plan dated January 11, 2002. (Use Type: Small Winery). The phases are as <br /> follows: <br /> (a) Phase 1: Convert a 5,500 square foot agricultural building into a wine <br /> production and administration building. To begin within eighteen (18) <br /> months from the date of approval. The wine tasting room is <br /> (b) Phase II: Construct a 6,000 square foot building for wine tasting, barrel <br /> storage, and case storage. This phase will begin during the summer of <br /> 2002. The wine tasting portion of the building is limited to 2,000 <br /> square feet. <br /> (c) Phase III: Add 1,500 square feet to the Phase I building to house wine <br /> storage tanks. This phase will be completed within five (5) years from <br /> the date of approval. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License <br /> prior to the initiation of the use. The Business License may be applied for <br /> concurrently with the building permit application. (Section 7-1000 of the,County <br /> Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Site Plan. Drainage calculations prepared by a registered civil engineer or <br /> architect shall be included. (Development Title Section 9-1135) <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and chip seal <br /> to provide a durable, dust free surface. Bumper guards shall be provided when <br /> .necessary to protect adjacent structures or properties. <br /> (2) A minimum of thirty-three (33) parking spaces shall be provided, including two <br /> (2)accessible spaces, one of which shall be van accessible. Accessible spaces <br /> shall be located as close as possible to the primary entrance (C.C.R., Title 24). <br /> (2.5 spaces are required for every 1,000 feet of building area) Parking spaces <br /> may be spread out over the three (3) phases. <br /> (a) Fourteen (14)spaces are required with Phase I, <br /> (b) Fifteen additional (15) spaces are required with Phase il; and <br /> (c) Four(4) additional spaces are required with Phase Ill. <br /> (3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> (4) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet <br /> wide and twenty (20)feet long.
