t <br /> %ft.01 <br /> CONDITIONS OF APPROVAL <br /> SA-99-41 <br /> Dole Fresh Fruits <br /> Site Approval Application No. SA-99-41 was approved by the San Joaquin County Planning <br /> Commission on July 1, 1999. The effective date of approval is July 11, 1999. This approval will <br /> expire on January 9, 2001, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. <br /> pply1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kai Luoma,468-9567) <br /> a. IMPROVEMENT PLAN: Submit an "APPLICATION-IMPROVEMENTPLAN.". The Site Plan <br /> required as apart of the building permit must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage,driveway access details(including gates),on-site parking, <br /> landscaping,signs,existing and proposed utility services,and grading(refer to the"SITE PLAN <br /> CHECK LIST'for details). A fee is required for the Site Plan review. (DevelopmentTitle Section 9- <br /> 884) <br /> b. APPROVED USE: This approval is for the replacementof a 30,963-square-footlegal non- <br /> conforming packing shed with a non-conforming winery,per Development Title Section 9-235.3,as <br /> shown on the Plan submitted May 10, 1999. The following restrictions apply to this use: <br /> (1) Annual production shall be limited to 250,000 gallons. <br /> (2) The number of employees shall not exceed twenty(20)at anyone time. <br /> (3) Truck trips shall be limited to four(4)per shift. <br /> (4) Days of operation shall be Monday through Saturday. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. MERGER: All parcels that compose the site shall be merged by October 15, 1999. <br /> e. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Approval by the Central <br /> Valley Regional Water Quality Control Board shall be obtained for combined retention of drainage <br /> and wastewater. If such approval is not obtained,drainage shall be retained in a retention basin <br /> separate from that of the wastewater. Drainage calculations prepared by a registered civil engineer <br /> or architect shall be included. <br /> Conditions of Approval - 1 - SA-99-41 <br />
