CONDITIONS OF APPROVAL <br /> PA-1300198 <br /> Schenone <br /> Lot Line Adjustment Application No. PA-1300198 was approved by the Community Development <br /> Department on March 31, 2014, which is the effective date of approval. This approval will expire on <br /> September 30, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff:Corinne King, [209]953-7509) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among three parcels. Parcel One to contain <br /> 47.0 acres, Parcel Two to contain 10.0 acres, and Parcel Three to contain 104.5 acres as shown on <br /> the site plan dated November 12, 2013. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply: <br /> (1) Parcels 1 and 3 shall be a minimum lot size of 40 gross acres.
