CONDITIONS OF APPROVAL <br /> PA-1300017 <br /> DONDERO/DILLON &MURPHY <br /> Lot Line Adjustment Application No. PA-1300017 was approved by the Community Development <br /> Department on March 4. 2013 , which is the effective date of approval. This approval will expire on <br /> September 3, 2014, which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified,all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff:John L. Funderburg, <br /> 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among three parcels as shown <br /> on the site plan dated February 8, 2013. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and <br /> shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of <br /> Lot Line Adjustment" shall not be recorded until the Williamson Act Contract has been deemed <br /> complete. Filing fees are required for this application. (Government Code Section 51257) <br /> d) PLANNING APPLICATION PA-1300016: The"Certificate of Compliance"for application <br /> PA-1300016 shall be recorded prior to the recordation of the "Notice of Lot Line Adjustment" for <br /> application PA-1300017. <br /> 2) DEPARTMENT OF PUBLIC WORKS: (See the attached memo dated February 20, 2013) <br /> NOTES AND INFORMATION ONLY: <br /> APN: 105-06-02 is not under a Williamson Act Contract. APN's: 105-060-03 and 105-080-03 are under <br /> Williamson Act Contract 71-C1-295; APN: 105-080-02 is under Williamson Act Contract <br /> 73-C1-28. The proposed application is consistent with Government Code Section 51257. <br />
