CONDITIONS OF APPROVAL <br /> PA-1300062 <br /> John Dondero III <br /> Lot Line Adjustment Application No. PA-1300062 was approved by the Community <br /> Development Department on May 13, 2013, which is the effective date of approval. This <br /> approval will expire on November 12, 2014, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of <br /> Survey has been filed, if required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff Stephanie Stowers, 468-9653) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment application among three parcels as shown <br /> on the site plan dated April 22, 2013. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through (feeds by the owner Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and <br /> shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of <br /> Lot Line Adjustment" shall not be recorded until the Williamson Act Contract has been deemed <br /> complete. Filing fees are required for this application. (Government Code Section 51257) <br /> d. LOT SIZE: (The following requirements shall apply) <br /> Parcels One, Two, and Three shall be a minimum of 10.0 acres. (Government Code Section <br /> 51250) <br /> e. PLANNING APPLICATION PA-1300017: The Lot Line Adjustment application number PA-1300017 <br /> shall be withdrawn prior to the recordation of the "Notice of Lot Line Adjustment" for application PA- <br /> 1300062. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Contact Staff: Alex Chetley, [2091468-3000, see memo dated <br /> May 8, 2013) <br /> NOTES AND INFORMATION ONLY: <br /> APN: 105-080-15 is not under a Williamson Act Contract. APN's: 105-060-03 and 105-080-03 are under <br /> Williamson Act Contract 71-C1-295; APN: 105-080-02 is under Williamson Act Contract 73-C1-28. The <br /> proposed application is consistent with Government Code Section 51257. <br />
