CONDITIONS OF APPROVAL PA-1300062 John Dondero III Lot Line Adjustment Application No. PA-1300062 was approved by the Community Development Department on May 13, 2013, which is the effective date of approval. This approval will expire on November 12, 2014, which is 18 months from the effective date of approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors' Act. Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice of Lot Line Adjustment. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff Stephanie Stowers, 468-9653) a. APPROVAL: This approval is for a Lot Line Adjustment application among three parcels as shown on the site plan dated April 22, 2013. b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to conveyance of property through (feeds by the owner Legal descriptions of the resultant properties shall be submitted to the Surveyors Division for review and forwarding to the Community Development Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall enter into new contracts prior to recording the Notice of Lot Line Adjustment. The "Notice of Lot Line Adjustment" shall not be recorded until the Williamson Act Contract has been deemed complete. Filing fees are required for this application. (Government Code Section 51257) d. LOT SIZE: (The following requirements shall apply) Parcels One, Two, and Three shall be a minimum of 10.0 acres. (Government Code Section 51250) e. PLANNING APPLICATION PA-1300017: The Lot Line Adjustment application number PA-1300017 shall be withdrawn prior to the recordation of the "Notice of Lot Line Adjustment" for application PA- 1300062. 2. APN's: 105-060-03 and 105-080-03 are under Williamson Act Contract 71-C1-295; APN: 105-080-02 is under Williamson Act Contract 73-C1-28. The proposed application is consistent with Government Code Section 51257.
