CONDITIONS OF APPROVAL <br /> PA-1800176 <br /> ROY FOWLER IRON WELDUM <br /> -Lot Line Adjustment Application No. P7A-1800176 was approved by the Community Development <br /> Department on-August 28,201R, which is the effective date of approval. This approval will expire on <br /> February 27, 2020,which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustrnent has been recorded and a Record of Survey has been. filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified,-all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice-of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Christine Luckasen, [209]468-0214) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among three parcels as shown on the site <br /> plan dated July 13,2018. <br /> b. NOTICE Of LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731- of the Land Surveyors' Act, or a- <br /> -Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c PROPERTY LINE SETBACK:The following requirements shall apply: <br /> (1) The proposed new side and rear property line for Parcel Two shall meet the front side, and rear <br /> yard setback -requirements for the AG-40 zoning designation (General Agriculture, 40-acre <br /> minimum)for non-agricultural and agricultural-structures.
