1 <br /> ' 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ' 1.1 Description of site: The project consists of one legal parcel. The subject Assessor's <br /> Parcel Numbers are 091-100-29 and 091-110-11. The project is an agricultural community. The parcel <br /> is zoned AG-40. <br /> ' 1.2 Description of Proposed Development: It is proposed to create two parcels from the existing <br /> parcel. There are two existing pre-1961 houses on the 48.6 acre parcel. Each home will be on its own <br /> ' parcel with the approval of this Minor Subdivision. One home will be on an approximately 2.0 acre <br /> parcel and the other will be on the remainder parcel (approximately 46.6 acres). In accordance with the <br /> San Joaquin County Development Title,this Surface and Subsurface Contamination Report(SSCR) is (4) <br /> 1 being submitted for approval. This report will investigate the property for visual or historical <br /> environmental contamination based on field observation, interviews with the owner, and County <br /> records. (This SSCR includes no chemical analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br /> the historic use of this property is testimony from one of the owners, L6 Lagorio Land Company. <br /> Jeff Lagorio was interviewed in March, 2017. The ownership group has farmed the subject parcel for <br /> more than 10 years. The land use has not changed significantly under their ownership. It has always <br /> been used for agricultural purposes. h <br /> Presently the property is used for agricultural purposes. It is a walnut orchard and has the two old <br /> ' homes. The surrounding properties area is also used for agricultural purposes. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> ' San Joaquin County Agriculture Commissioners office in March, 2017(see appendix for results). An <br /> onsite survey performed on March 21, 2017 by Joe Murphy of Dillon& Murphy. The San Joaquin <br /> County Environmental Health Department's underground storage tank mitigation database list did not <br /> 1 yield any concerns. A search of underground storage tank program facilities yielded no findings in 2 3.5 <br /> subject parcel area. <br /> ' 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. The <br /> ' property has been used for agricultural purposes for more than 10 years. Historically there have been <br /> no underground storage tanks. The owner has no knowledge of improper above ground storage of <br /> chemicals on the subject parcel. <br /> 1 <br />
