An encroachment permit shall be required for all„work within County road right-of-way. (Note: Driveway <br /> encroaclunent permits are for flatwork only—all vertical features, including but not limited to fences, <br /> walls,private light standards,rocks, landscaping and cobbles are not allowed in the right-of-way.) <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 4. The driveway approaches.sha I I be improved in accordance with the requirements of San Joaquin County <br /> hnprovement Standards Drawing No.R-17 including return radii to accommodate truck-turning movements <br /> prior to issuance of the occupancy permit for phase l of the project. (Development Title Section 9-1145.5) <br /> 5. The Traffic Impact Mitigation Fee shall be required for both phases of this development. The fee is due and <br /> payable at the time of building permit application. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Bides as published by the Engineering News Record,(Resolution R-00- <br /> 433) 00- <br /> 433) <br /> 6. The Regional Transportation Impact Fee shall be required for this both phases of this development. The fee is <br /> due and payable at the time of building permit application.The fee will be based on the current schedule at the <br /> time of payment. (Resolution R-06-38) <br /> 7. The Water Supply Facilities Impact Mitigation Fee shall be required for both phases of this development. The <br /> fee is due and payable prior to issuance of the building permit. The fee shall be automatically increased on <br /> January I of each year through the year 2015 at the rate of 4.55 percent.The fee will be based on the current <br /> schedule at the time of payment. (Development Title Section 9-818.4 and Resolutions R-91-327,R-94-185 <br /> and R-97-5) <br /> 8. A copy of the Final Site Plan shall be submitted prior to release of building permit for both phases of the <br /> project. <br /> 9. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan for both phases of the <br /> project is required upon submittal of verification. <br /> 10. The developer shall provide drainage facilities for the entire development and meet the requirements of San <br /> Joaquin County Development Standards to prevent the increased runoff release rate of storm water fi•om <br /> discharging onto other properties and to prevent offsite sediment transport at time of construction of phase lof <br /> the project. Retention basins shall be fenced with a six(6) foot high chain link fence or equal when the <br /> maximum design depth is 18 inches or more. Required retention basin capacity shall be calculated for the <br /> entire project by a registered civil engineer, licensed contractor or licensed architect and submitted for review <br /> and approval along with a drainage plan,prior to release of building permit.(Development Title Section 9- <br /> 1135) <br /> 11. The development shall conform to the County"Small Site Storm Water Management Plan”during <br /> construction of both phases of the project. <br />
