CONDITIONS OF APPROVAL <br /> PA-1800256(LA) <br /> EUGENE GIANNECCHINI/DILLON&MURPHY <br /> Lot Line Adjustment Application No. PA-1800256 was approved by the San Joaquin County <br /> Community Development Department on October 31,2018,which is the effective date of approval. <br /> This approval will expire on May 1, 2020, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of <br /> a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Christine Luckasen [209]468-0214) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment among three parcels as shown on the site <br /> plan dated September 21, 2018. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PROPERTY LINE SETBACK: The existing solar array on Parcel 1 shall maintain all required <br /> setbacks. (Development Title Table 9-610.2) <br /> d. PLANNING APPLICATION NO. PA-1700177:The"Notice of Lot Line Adjustment"for application <br /> No. PA-1700177 shall be recorded and new deeds transferred prior to recordation of the"Notice of <br /> Lot Line Adjustment"for application PA-1800256. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Alex Chetley [209] 468-3000, see memo dated <br /> October 8, 2018.) <br /> NOTES AND INFORMATION ONLY: <br /> APNs:067-240-05,067-240-06,067-250-09,067-250-10, 067-250-11, 067-250-12,067-250-13,and 067-250- <br /> 14, are under Williamson Act Contract No. 710089.
