It is located in Section 22 and a portion of Section <br /> 27, T3N R9E. The Assessor's Parcel Numbers are 067-230-01 and 067-240-03. The property <br /> comprises approximately 912 acres. Photographs of the subject property are attached to this report as Appendix <br /> B. <br /> , r <br /> 3.2 Site and Vicinity General Characteristics <br /> The subject property is situated in a rural portion of eastern San Joaquin County not far <br /> from the Calaveras County line. The area in general is sparsely populated. The <br /> topography ranges from level terrain to gently rolling hillsides to tall mesa's with relatively <br /> steep flanks. The subject property is bisected by at least two named creeks, and contains �J <br /> numerous other swales and intermittent watercourses. Surface soils and subsurface <br /> features are generally typical of the Mehrten Formation, thus the property has no <br /> rcommercial agricultural value for anything other than grazing land. <br /> 3.3 Current Use of the Property <br /> The current use of the property is reported as pasture. Visual observation confirms that <br /> the property is utilized as open rangeland for grazing cattle and horses.
