The Division monitors farmland
conversion on a statewide basis and administers the California Land Conservation
(Williamson) Act and other agricultural land conservation programs. We offer the following
comments and recommendations with respect to the project's impacts on Williamson Act
contracted land.
Prosect Description
The project is an application to create a five-acre homesite parcel from a parcel (APN 255-
320-01) of 243.92 acres enforceably restricted by Williamson Act contract. The property is
iocated on the southwest corner of State Route 33 and State Route 5 southeast of Tracy
at 30220 State Route Highway, San Joaquin County (County). The property is planted in
row crops. Surrounding land is a mixture of agricultural and residential use. The five-acre
parcel could contain a primary residence and second unit dwelling. The remainder parcel
currently contains a residence and could include a second unit dwelling.
Subdivision of Williamson Act Contracted Land
The Board of Supervisors must deny approval of a tentative map or parcel map
involving Williamson Act contracted land if it finds that either the resulting parcels
following a subdivision would be too small to sustain their agricultural use or the
subdivision will result in residential development not incidental to the commercial
?Fie(Department of Conservation's mission is to protect Californians and their environment by:
(Protecting fives and property from earthquakes and landslides;Ensuring safe mining and oilandgas drilling;
Conserving Cafifornia's farmland,•and Saving energy and resources through recycling.
