n. RIPARIAN HABITAT: Parallel to the Mokelumne River, a -natural open"space area for riparian <br /> habitat and waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality. The minimum width of said open space shall be one-hundred (100) <br /> feet(goduding existing structures); measured from the mean high water level of the natural bank or <br /> fifty (50) feet back from the existing riparian habitat:whichever is greater. Water-dependent uses <br /> may be permitted in this buffer. <br /> o. The mean high water level and the edge of the riparian habitat shall be shown on the Site Plan. <br /> The open space buffer required above shall be shown on the Site Plans with the following note: <br /> Pursuant to Section 9-1510.5 of the-San' Joaquin County Development Title, this x area is <br /> designatedas a natural open space for riparian habitat and waterway protection. No <br /> development other than water dependent uses shall be permitted in this space. <br /> p. CULTURAL RESOURCES: If, in the course of development, concentrations of prehistoric or <br /> historiGpedod materials are encountered, all work in the vicinity of the find shall halt until an <br /> archaeologist can evaluate the materials and make recommendations for further action.' If human <br /> remains are encountered, all work shall halt in the vicinity and the County Coroner shall be notified <br /> immediately. At the same time, a qualified archaeologist shall be contacted to evaluate the finds. if <br /> Human burials are found to be of Native American origin, steps shall be taken pursuant to Section <br /> 15064.5(e)of Guidelines for California Environmental Quality Act. <br /> q. BUILDING CODE REQUIREMENTS: The following California Building Code 'and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated--in the construction plans <br /> before submittal to the Building Inspection Division, •,, <br /> (1) The proposed use will change the occupancy from a Group U occupancy to a Group A/MIB/S <br /> occupancy .(U.B.C. Section 3405). The structure must be brought into compliance with all <br /> current code provisions including structural, plumbing, mechanical, electrical, energy and <br /> disabled access requirements. A licensed architect orregistered engineer shall prepare all <br /> documents. <br /> (2) Provide restrooms conforming with all disabled access requirements (C.C.R.,Title 24). <br /> (3) The Construction Site Plan shall indicate the following: <br /> (A) Provide parking for the physically disabled. The space(s) shall be located as Gose as <br /> possible to the primary entrance(C.C.R.,Title 24). <br /> (B) Provide identification signs for the parking space(s) including the "tow away sign at each <br /> entrance or visible from each space(C.C.R:,Title 24). <br /> (C) The slope of a parking space shall not exceed 1/4 inch per foot(C.C.R.,Title 24). <br /> E <br /> I (D) Provide one van panting space. <br /> r.
