The application was approved on October 23, 2009. <br /> Sub-finding 2 <br /> The cancellation is not likely to result in the removal of adjacent lands from agricultural <br /> use; <br /> This Sub-finding can be made because no area would be taken out of agriculture. <br /> The 1.2-acre project area contains a residence, swimming pool, and driveway. No <br /> other land would be needed for the bed and breakfast. Approval of the cancellation <br /> will not interfere with or alter the current uses on the subject parcel or on adjacent <br /> properties. Therefore, the cancellation is not likely to result in the removal of <br /> adjacent lands from agricultural use. <br /> i <br /> Sub-finding 3 <br /> f The cancellation is for an alternative use which is consistent with the applicable <br /> provisions of the County General Plan; . <br /> This Sub-finding can be made because the underlying project is a Site Approval <br /> application for a bed and breakfast inn. The General Plan designation for the <br /> project area is General Agriculture (A/G) and the property is zoned General <br /> Agriculture, 40-acre minimum (AG-40). AG-40 is an implementing zone of the AIG <br /> designation. A bed and breakfast inn (Use Type; Lodging Services-Bed and <br /> Breakfast)may be conditionally permitted in the AG-40 zone with an approved Site <br /> Approval. A bed and breakfast may only be approved if there is an existing <br /> residence and the land is not under a Williamson Act contract. <br /> Sub-finding 4 <br /> The cancellation will not result in discontiguous patterns of urban development; <br /> This Sub-finding can be made because the 1.2-acre cancellation is for the already <br /> existing residence, swimming pool, and entrance driveway. There must be an <br /> existing residence for a bed and breakfast inn to be approved. The bed and <br /> breakfast inn would continue to utilize the existing ingress and egress circulation <br /> pattern without any disruption or interference with the existing seventeen (17) acres <br /> of agriculture. Adjacent to the residence is a winery that has been approved for <br /> wine tasting and marketing events for the promotion of wine and the wine industry. <br /> There are several residences in the vicinity. The cancellation will not promote or <br /> result in a discontiguous pattern of.urban development. <br />
