Mo Hatef -2- <br /> Community Development Department <br /> PA-1200063 (SA) <br /> The wine barrels and sign located north of the access driveway on Bender Road shall be relocated outside of <br /> the County right-of-way to allow for proper sight distance of vehicles traveling south on Bender Road to the <br /> satisfaction of the Department of Public Works prior to issuance of the building permit. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach for Bender Road shall be improved in accordance with the requirements of San <br /> Joaquin County Improvement Standards Drawing No. R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The access driveway located on the north side of Taddei Road west of Bender Road shall not be used as <br /> ingress/egress for any winery-related vehicular traffic. The Department of Public Works reserves the right to <br /> require the submittal of an operational analysis prepared by a registered civil engineer for review and approval <br /> to determine the impacts and mitigation of the driveway if the driveway is used. <br /> 4. All vehicular parking related to applicant's proposed development shall be onsite at all times.Parking in the <br /> County right-of-way for all events shall be prohibited. It is the responsibility of applicant to monitor Bender <br /> and Taddei Roads to ensure compliance with this requirement. <br /> 5. If any marketing events are held for more than 150 people,the Department of Public Works reserves the right <br /> to require a traffic study to determine the impacts and mitigation of the proposed project. The applicant shall <br /> deposit funds with the County for all costs,as estimated by the Department of Public Works Transportation <br /> Engineering Division prior to the Department preparing or contracting for the required study. (Development <br /> Title Section 9-1150.4) <br /> 6. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 25-foot-wide <br /> right-of-way from the centerline of Bender Road to the property line across the frontage of Bender Road. (A <br /> fee based on the current fee schedule at time of payment is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and a legal description of the parcel to be offered for <br /> dedication.)(Development Title Section 9-1150.5) <br /> 7. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of each building permit application. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R-00-433) <br /> 8. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at <br /> the time of each building permit application. The fee will be based on the current schedule at the time of <br /> payment. (Resolution R-06-38) <br /> 9. A copy of the Final Site Plan shall be submitted prior to release of the fust building permit. <br /> 10. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal <br /> of verification. <br /> 11. The developer shall provide drainage facilities and meet the requirements of San Joaquin County Development <br /> Standards to prevent the increased runoff release rate of storm water from discharging onto other properties <br /> and to prevent offsite sediment transport. Retention basins shall be fenced with six(6)foot high chain link <br />
