PA-1200063 OF VERNON AND JENISE <br /> VIERRA (C/O ST. JORGE WINERY)(APN: 003-170-10, -54)(22769 NORTH <br /> BENDER ROAD, ACAMPO) <br /> This project is a Site Approval Application to expand an existing small winery and increase the <br /> number of marketing events and attendees. The expansion includes the construction of a 5,652 <br /> square foot wine garden, a 300 square foot commercial kitchen, a 1,600 square foot storage <br /> building, a 336 square foot wine storage building, a 288 square foot covered patio, a 420 square <br /> foot restroom facility and increase the number of marketing events from the previously approved 4 <br /> events to 24 events and increase the number of attendees from the previously approved 25 <br /> people to 150 people. (Use Type: Wineries and Wine Cellars-Winery, Small) <br /> The project site is located on the north side of Taddei Road, 2,000 feet west of Bender Road, <br /> northwest of Lodi in Acampo. <br /> The General Plan designation of the site is A/G (General Agriculture) and OS/RC (Resource <br /> Conservation) and the zoning designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the above-referenced application and <br /> has the following comments: <br /> Background <br /> On July 22, 2005, the Community Development Department approved Site Approval application <br /> No. PA-0500306 for a small winery with a maximum of four (4) marketing events per year with a <br /> maximum attendance of twenty-five (25) people per marketing event (Use Type: Wineries and <br /> Wine Cellars-Winery, Small). <br /> On April 12, 2012, the Community Development Department opened an enforcement case (EN- <br /> 1200170) for the construction of the wine garden without the benefit of proper permits. A <br /> commercial kitchen was also constructed without the benefit of proper permits. The applicant <br /> submitted the subject Site Approval application on April 20, 2012 to include the construction of <br /> the wine garden, commercial kitchen, and increase in number of marketing events and number <br /> of attendees.
