Dear Ms.Hayes: SJCOG,Inc.has reviewed applications PA-0500306(SA)this project involves a-site approval for a small winery,and two proposed buildings,for storage,'wine tasting and marketing events.Building"X'3,000 square foot building to be used for the lobby sales display,lab and wine processing room with temporary barrel storage.Building'B"3,840 square foot building to be used for wine tasting,barrel.storage of wine and 512 square foot caretaker living area.This project is located on the north side of west Teddei Rd., 2,000 feet west of Bender Road,northwest of Acampo. San Joaquin County is a signatory to San Joaquin County Multi-Species Habitat Conservation and Open Space Plan(SJMSCP).Participation in the SJMSCP satisfies requirements of both the.state and-federal - - endangered species acts,and ensures that the impacts are mitigated below a level of significance in compliance with the California Environmental Quality Act(CEQA). Although participation in the SJMSCP is voluntary,lead agents should be aware that if project applicants choose against participating in the SJMSCP,'they will be required to provide alternative mitigation in an amount and kind equal to that provided in the SJMSCP. This project will require the conversion of Multi-purpose Open-Space and as such should condition the project applicant(s)to participate in the SJMSCP.Prior to receiving building permit a SJMSCP biological survey-must be completed and coverage must be granted. The project is located within the unmapped land use areas and as per the requirements of the SJMSCP those projects are subject to case-by-case review by the Habitat Technical Advisory Committee(TAC) prior to participation. .
