PA-0900139 OF DEBB LLC AND <br /> JANICE OLDEMEYER & RONALD KEMP (C/O ONSITE ELECTRONICS <br /> RECYCLING) (APN: 132-080-39) (ADDRESS: 2331 N.TEEPEE DRIVE, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Site Approval application for an on- <br /> site a-waste recycling center within an existing 23,838 square foot warehouse of which <br /> 2,320 square feet will be utilized as an office for the recycling operation. <br /> The project site is located at the northeast intersection of Wigwam and Teepee Drive, <br /> east of Stockton <br /> The property has a General Plan designation of I/L (Limited Industrial) and is zoned I-L <br /> (Limited Industrial). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Parkin <br /> The site plan indicates eighteen (18) parking spaces, Development Title Table 9-1015.3(b) <br /> states that the General Industrial Use Type requires two (2) parking spaces per 1,000 <br /> square feet of building and .5 parking spaces per employee. The required number of <br /> parking spaces is 53, three (3) of which must be handicapped accessible. Development <br /> Title Section 9-1015.9 states that requirements under the parking chapter may be <br /> modified by the Director in cases in which, due to unusual nature of the establishment <br /> proposed or the development proposal submitted for it, the requirements set forth herein <br /> may be considered insufficient or excessive. The applicant has submitted a letter <br /> requesting a modification of the parking requirements. The applicant states the operation <br /> will employ 10 individuals and is primarily a warehouse with minimal customer traffic. <br /> The existing site currently has 18 parking spaces, and the applicant feels this will more <br /> than support the recycling operation. The property is already developed and if approved, <br /> the proposed project would meet the required number of parking spaces needed for this <br /> project. <br />
