(1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate rights-of- <br /> way widths of Tenth Street and Beighle Street, shall be installed across the <br /> frontage of the project site. (Development Title Section 9-1020.7) The existing <br /> oleander planter strip along Beighle Street does not need to be widened if less <br /> than ten (10)feet. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7)feet in height shall be erected along the <br /> eastern property line and along 120 feet of the northern property line (from the <br /> eastern point) of APN: 171-152-28. The wall height shall be reduced to three <br /> (3) feet within ten (10) feet of any street right of way line. (Development Title <br /> Section 1022.4[d][1]). <br /> (2) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings. (Development Title Section 1022.4[d][2]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development <br /> Title and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut- <br /> off(snipe). UNIFORM FIRE CODE: (Staff Contact: Steve Dalton, 468-2229) The following <br /> Uniform Fire Code and San Joaquin County Ordinance Code requirements will <br /> be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> (a) Appendix III-A and III-B of the California Fire Code. <br /> (2) Key Boxes: A Knox box shall be installed according to the local fire <br /> department's instructions. <br /> (3) Fire extinguishers shall be installed in accordance with California Fire Code, <br /> Standard 10-1 of Volume 2. <br /> JJ:vb <br /> PA-02-11 <br /> C: Gemini Inc. <br />
