CONDITIONS OF APPROVAL <br /> ROBERTO & VIRGINIA JUAREZ <br /> MS-92-24 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a. A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Traffic Impact Mitigation fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 729 . 00 per single family dwelling unit in the Stockton <br /> area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record) (Resolution R-90-30-4 ) . <br /> C. The City of Stockton shall verify that the appropriate Right <br /> of Service Units (R.O. S.U. ) for sanitary sewer have been paid <br /> for the proposed subdivision prior to approval of the Parcel <br /> Map (City of Stockton Resolution R-38 , 368) . <br /> d. Segregation of services and fees for the sanitary sewer shall <br /> ba applied for (Planning Title Section 9-10002) . <br /> e. The frontage improvements for "D" Street shall be constructed <br /> in conformance with its adopted Specific Road Plan and the <br /> standards for one-half of a 60-foot right-of-way urban street. <br /> The frontage improvements for Thirteenth Street shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way urban street. Storm drain pipe shall <br /> be installed from the existing Manhole on "D" Street to west <br /> of the new curb, gutter, and sidewalk to provide drainage of <br /> the existing Manhole on "D" Street to west of the new curb, <br /> gutter, and sidewalk to provide drainage of the existing <br /> ditch. Existing drainage facilities shall be adjusted to <br /> conform to the new construction (Planning Title Section 9- <br /> 9430, 9-9433) . <br /> f . All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification must ba approved by <br /> the County of San Joaquin Department of ) Public Works prior to <br /> approval of the Parcel Map.
