REVISED CONDITIONS OF APPROVAL <br /> PA-1300159 <br /> COLDANI/QUARTAROLI &ASSOCIATES <br /> Revisions of Approved Actions application for previously approved Use Permit Application No. PA- <br /> 1300159 was approved by the Board of Supervisors on November 14, 2017, which is the effective <br /> date of approval. This approval will expire at the expiration dates for each Phase, unless (1) all <br /> Conditions of Approval have been complied with, (2)all necessary building permits have been issued <br /> and remain in force, and (3) all necessary permits from other agencies have been issued and remain <br /> in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Mo Hatef, 209-468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a farm services headquarters, medium winery, and olive <br /> mill to be built in three phases over a ten year five yea f period as shown on the Revised Site Plan <br /> dated October 2, 2014 (Use Type: Farm Services,Wineries and Wine Cellars—Winery, Medium and <br /> Agricultural Processing-Food Manufacturing). Fifteen (15) marketing events per year are also <br /> approved with a maximum attendance of 125 people as shown on the proposed marketing plan <br /> dated October 1, 2014. <br /> Phase One, building permits to be issued within 18 months from the effective date of approval, <br /> includes the construction of a 4,000 square foot farm services headquarters building with office and <br /> warehouse storage. <br /> Phase Two, building permits to be issued within three eight years from the effective date of <br /> approval, includes the construction of an 11,050 square foot building, containing a tasting room <br /> for wine and olive oil tasting, a commercial kitchen, olive mill/grape crushing facility, and an 800 <br /> square foot crush pad. <br /> Phase Three, building permits to be issued within five ten years from the effective date of <br /> approval, includes the construction of a 1,500 square foot packaging and dry/cold storage <br /> building. <br /> This approval is also for the modification of the sign face square footage for a proposed pole sign <br /> and proposed attached wall sign. The approved sign modifications are: <br /> 1) The pole sign shall have a maximum sign face area of 144 square feet. <br /> 2) The attached wall sign shall have a maximum sign face area of 100 square feet. <br /> c.
