Kettleman Lane Manteca, CA 95337 Lodi, CA 95242 PROJECT DESCRIPTION: A Revision of Approved Actions application to modify a previously approved condition of approval for Use Permit Application No. PA-1300159 to allow for an alternative way to remove the property from Williamson Act Contract and to revise the phasing timeline for the project. The revision to modify Condition of Approval 1. e. is: e. WILLIAMSON ACT CANCELLATION: Approval of this project is subject to the applicant pursuing and obtaining a Williamson Act Contract Cancellation or removal from Williamson Act Contract by alternative measures for the two-acre project site area prieF to the issuanGe er„ ti ldRg peFinit a.. Phase One The proposed winery is located on a parcel that is no longer under Williamson Act Contract. The revision is also to add an additional five years to Phase Two and Phase Three each. If approved, Phase Two to now be completed in eight years and Phase Three to now be completed in ten years. The previously approved Use Permit application is for the construction of a farm services headquarters, winery, and olive mill to be constructed in three phases over five years. Fifteen (15) marketing events per year were also previously approved with a maximum attendance of 125 people per marketing event and a sign modification was also previously approved. The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General Agriculture). PROJECT LOCATION: The project site is located on the east side of Thornton Road, 1/4 of a mile south of Kingdon Road, Lodi. (APN/Address: 055-140-22 &23/13650 N. Thornton Road, Lodi) (Supervisorial District 4) ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and proposed Negative Declaration are available at the Community Development Department. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than October 20, 2017. Comments or recommendations received after that date would not be used in staffs analysis and recommendation for this application. If you would like to receive notice of the staff determination for this project, please notify the Community Development Department in writing.
