CONDITIONS OF APPROVAL <br /> MS-94-8 <br /> FLAG CITY <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT <br /> a. All parcels shall have a minimum width of 50 feet. (Development Title Section 9-410.4) <br /> b. The first development proposed in this subdivision shall include a landscape plan for the <br /> entire subdivision. The plan shall be consistent with the approved landscape plan for <br /> Major Subdivision No. SU-87-17. Installation of landscaping and irrigation systems shall <br /> be prior to the time of occupancy of each development. The landscape plans shall <br /> comply with the requirements of Sections 9-1020.3 and 9-1020.8 of the Development Title. <br /> C. Signs shall comply with the comprehensive sign plan approved for Major Subdivision No. <br /> SU-87-17 (Saddle City/Flag City). <br /> d. The following note shall be placed on the Parcel Map: <br /> At the time of development of any parcel, the entire length of the private right-of-way for <br /> that parcel shall be constructed and maintained to the standards required by Section <br /> 10.207 of the Uniform Fire Code and applicable San Joaquin County Improvement <br /> Standards. (Development Title Section 9-1150.15[c]) <br /> e. All development shall comply with the 'Trees• Chapter of the Development Title. <br /> (Development Title Section 9-1505) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> See attached memo dated June 2, 1994 and June 9, 1994. <br /> 3. ENVIRONMENTAL HEALTH DIVISION: <br /> See attached memo dated March 7, 1994. <br /> 4.
