COMMENTS ON DEVELOPMENTS MS-94-8 (SECOND REVISION) <br /> 3 .-2 .. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. The fee currently are <br /> $7 , 101. 00 per 1, 000 square foot of building as "Retail <br /> Service" and $2, 199. 00 per 1, 000 gross square foot of <br /> building as "Service Commercial" in the Lodi area. The fee <br /> shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record}. <br /> (Resolution R-90-304, R-91-1025) <br /> 4 . All utilities shall be underground except power transmission <br /> facilities of a 35 KV or greater. Public utility easements <br /> shall be provided along the road frontage of the subdivision <br /> and as required by the public utility companies. Access rights shall be dedicated and restricted except for <br /> two (2) locations for Parcel 4 along the frontage of Horse <br /> Trail Way. (Development Title Section 9-1150 . 5) <br /> 7 . If improvements referred to herein are not completed prior to <br /> the approval of the Parcel Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one . Any access to Thornton Road is limited for Parcels 1 & 6 only, <br /> shall be temporary, and shall be noticed by a statement on <br /> Parcel Map.
