CONDITIONS OF APPROVAL <br /> PA-1400073 <br /> LOVE'S COUNTRY STORES OF CALIFORNIA/EFFECTIVE IMAGES, INC. <br /> Site Approval application No. PA-1400073 was approved by the San Joaquin County Community <br /> Development Department on September 11, 2014. The effective date of approval is September 21, 2014. <br /> This approval will expire on March 22, 2016, which is 18 months from the effective date of approval, unless <br /> (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been issued <br /> and remain in force, and (3) all necessary permits from other agencies have been issued and remain in <br /> force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to <br /> the establishment of the use and the issuance of any building permits. Those Conditions followed by a <br /> Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance <br /> requirements cannot be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Megan Aguirre, [209]468-3144) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan <br /> required as a part of the building permit must be prepared by a registered civil engineer or licensed architect. <br /> This Plan must show drainage, driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). <br /> Foundation and soils investigation shall be conducted in conformance with Chapter 18 of the California <br /> Building Code at the time of permit application. A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a sign modification to allow three (3) pole signs, to increase the <br /> square footage of the permitted sign face of the three (3) pole signs, and to increase the square footage of <br /> the permitted sign face area of 20 wall signs in the C-FS (Freeway Service - Commercial) Zone as shown on <br /> the revised site plan dated June 19, 2014. This application supersedes PA-1100083. <br /> (1) Pole signs <br /> (a) 80-foot tall, 919.83 square foot pole sign for gasoline sales oriented toward freeway traffic <br /> (b) 25-foot tall, 188.33 square foot pole sign for gasoline sales oriented toward local access road <br /> (c) 21-foot, 4.5-inch tall, 107.50 square foot pole sign <br /> (2)Wall signs <br /> (d) Three (3) wall signs totaling 174.65 square feet on the west side of the convenience store and fast <br /> food restaurant building <br /> (e) One (1) wall sign totaling 131.08 square feet on the north side of the convenience store and fast food <br /> restaurant building <br /> (f) Eight(8)wall signs totaling 118.61 square feet on the east side of the tire shop <br /> (g) Eight(8)wall signs totaling 118.61 square feet on the south side of the tire shop <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital Facility Fee <br /> is applicable, the County shall collect the fees before the issuance of any building permits.
