(2) A minimum of sixty-seven (67)parking spaces shall be provided, including three (3) accessible spaces, one of which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance(C.C.R.,Title 24). (4 spaces are required for every 1,000 feet of building area. 0.67 spaces are required for every employee.) (Development Title Section 9- 1015.3) (3) One bicycle parking rack or storage device is required for every 20 parking spaces. (Development Title Section 9-1015.7) (4) All parking spaces and all major circulation°drive lanes shall be surfaced and permanently maintained with a minimum of two (2) inches of asphalt concrete over an appropriate base. Bumper guards shall be provided when necessary to protect adjacent structures or properties. All other areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip seal. Aggregate base may be used for trailer storage areas. f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: c (1) Access driveways shall have a width of no less than twenty-five (25)feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feetwide. (Development Title Section 9- 1015.5[h][1]) g. LIGHTING: Lighting shall be provided and comply with the following: (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) i (2) Any lighting shall be designed to confine direct rays to'the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i h. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Thornton Road, shall be installed across the frontage of the project site. (Development Title j Section 9-1020.7) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent(5%)of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. Fourteen trees shall be planted, evenly spaced throughout the parking lot., i. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings.
