' KLEINFELDER
7 FINDINGS AND CONCLUSIONS
The purpose of this assessment was to recognize environmental conditions associated with the
present or past usage, storage, or disposal of hazardous substances or petroleum hydrocarbons at
the subject site. The findings of this environmental assessment are presented below, and are
based on Kleinfelder's knowledge of the subject site from our site observations and information
gathered during our review. These findings are subject to the limitations presented at the end of
this report, and may change if additional information becomes available.
7.1. BACKGROUND
According to the aerial photograph review, the western portion of the subject site has been used
as a fallow field with no structures. Thornton Road is present trending north/south, connecting
the two portions of the site. The eastern portion of the site has been used as a vacant field and a
vineyard(approximately the northern 15 acres).
7.2. FINDINGS AND CONCLUSIONS
Based upon the results of our research, Kleinfelder makes the following observations regarding
the site.
1) On properties with a history of agricultural use, many underground pipelines may exist. It
was common for said pipelines to contain asbestos (e.g. Transite pipe). Subsurface
exploration is not a part of our scope of work for this project. In the event that any
subsurface structures are encountered during site development or excavation on site, care
should be exercised in determining whether or not the subsurface structures contain asbestos.
If they contain asbestos, they should be removed, handled, transported, and disposed of in
accordance with local, State, and Federal laws and regulations. Additionally, if suspect
materials are encountered, the signatories of this report should be notified.
2) Based upon Kleinfelder's review of aerial photographs and the observation made during the i
site reconnaissance, the agricultural use of the site consisted of a vineyard and dry crop grain
field. Agricultural chemicals may have been applied to the site. No chemical mixing or
storage areas were noted on site or in aerial photographs. Normal agricultural chemical usage
as part of crop production does not generally trigger enforcement action by regulatory
agencies and is therefore not considered a "recognized environmental condition." Surface
soil samples could be collect to further evaluate this issue if desired.
3) The subject site does not appear on the regulatory agency databases reviewed: A single site
exists within the ASTM minimum search distances to the site. The "listed" site is not
anticipated to pose an adverse impact to the subject site for reasons discussed in the body of
this report.
20-1415-17.P01/2000F 542 Page 18 of 20
Copyright 2000 Kleinfelder,Inc.
