shall be reduced to three (3) feet in height at twenty feet from the south property line. <br /> The six (6) to seven (7) foot high masonry wall along the north property line shall be <br /> reduced to three (3)feet in height at twenty feet from the east property line. <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. (Development Title Section <br /> 1022.4[d][2]) <br /> i. EXISTING STRUCTURES: The existing structures on the property shall be removed prior <br /> to obtaining building permits. <br /> j. MERGER: Prior to issuance of the Building Permits, all lots shall be merged into one <br /> parcel. <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Building Inspection Division: <br /> (1) A grading plan shall be submitted by the applicant, and it shall be approved and a <br /> grading permit issued by the Building Inspection Division prior to performing any <br /> excavation or filling of earth material. <br /> (2) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close <br /> as possible to the primary entrance (C.C.R., Title 24). <br /> B. Provide identification signs for the parking space(s), including the "tow away"sign at <br /> each entrance or visible from each space (C.C.R., Title 24). <br /> C. The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br /> D. Provide one van parking space. <br /> (3) Provide restrooms conforming with to all disabled access requirements (C.C.R., Title <br /> 24) (Uniform Plumbing Code, Table 4-1). <br /> I. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the <br /> construction plans before submittal to the Community Development Department for a <br /> building permit: <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> A. Appendix III-A and III-B of the California Fire Code (public water mains). <br /> (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire <br /> Conditions of Approval - 3 - <br />
