Should the San Joaquin County require this development be served by City of Stockton Sewer lines and/or treatment facilities, and if the site's land use is consistent with the City's General Plan, the property owner shall be required to apply for a City of Stockton Outside Sewer connection and shall b uired to annex to the City of Stockton, or sign a deferred annexation agreement if the property is no deemed contiguous to the City, and pay the applicable fees. Further, the owner/developer shall be responsible for all costs involved in the extension of any sewer mains to serve this project, as required, to meet City standards. This may include the extension of the sewer main across the entire frontage of the property. 7. All off-site improvements shall conform to City of Stockton Standard Plans and Specifications. The owner/applicant should also be aware of the following: 1. Per section 16-171.2 of the Stockton Municipal Code, "All existing overhead utility distribution facilities within the boundaries and along existing peripheral streets or easements of the subdivision or development shall be placed underground except along street frontages less than an aggregate of three hundred (300) lineal feet and except those facilities exempted by the Public Utilities Commission regulations.' 2. The site lies within Area of Benefit (AOB) No. 76, Western Valley Estates, Unit No. 18 Water and Sanitary Sewer Area of Benefit, which was adopted by the Stockton City Council on November 10, 1986, Resolution No. 86-0688. The current AOB fee for this project is $5,295.10 (March '04 ENR) and is subject to adjustment for the current ENR Index at time of payment.
