Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer lines and/or treatment facilities, and if the site's land use is consistent with the City's <br /> General Plan, the property owner shall be required to apply for a City of Stockton Outside <br /> Sewer connection and shall b uired to annex to the City of Stockton, or sign a deferred <br /> annexation agreement if the property is no deemed contiguous to the City, and pay the <br /> applicable fees. Further, the owner/developer shall be responsible for all costs involved in <br /> the extension of any sewer mains to serve this project, as required, to meet City standards. <br /> This may include the extension of the sewer main across the entire frontage of the property. <br /> 7. All off-site improvements shall conform to City of Stockton Standard Plans and <br /> Specifications. <br /> The owner/applicant should also be aware of the following: <br /> 1. Per section 16-171.2 of the Stockton Municipal Code, "All existing overhead utility distribution <br /> facilities within the boundaries and along existing peripheral streets or easements of the <br /> subdivision or development shall be placed underground except along street frontages less <br /> than an aggregate of three hundred (300) lineal feet and except those facilities exempted by <br /> the Public Utilities Commission regulations.' <br /> 2. The site lies within Area of Benefit (AOB) No. 76, Western Valley Estates, Unit No. 18 Water <br /> and Sanitary Sewer Area of Benefit, which was adopted by the Stockton City Council on <br /> November 10, 1986, Resolution No. 86-0688. The current AOB fee for this project is <br /> $5,295.10 (March '04 ENR) and is subject to adjustment for the current ENR Index at time of <br /> payment. The AOB fee for this site will be due and payable at time of mapping or building <br /> permit application.
