Conditions l <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number have been Identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other ordinance <br /> requirements may apply. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain In force, <br /> I and (3) all necessary permits from other agencies have been secured and remain in force. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an 'APPLICATION - AG OR GARAGE BUILDING PERMIT'. <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer. This Plan must show drainage, driveway access details including gates, <br /> on-site parking, landscaping,signs,driveway gates,existing and proposed utility services, <br /> and grading (refer to the 'SITE= PLAN CHECK LIST'for details). A fee is required for the <br /> Site Plan review. (Development-Title Section 9-884) <br /> b. APPROVED USE: This approval is for a 10-dog breeding kennel as shown on the Plan <br /> submitted April 7, 1995. ' <br /> f� <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License can be obtained concurrent with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Any additional storm drainage runoff created by new improvements <br /> snail be retained on the site. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Site Plan. Drainage calculations must be attached. <br /> e. OPERATION: To reduce noise, dogs shall remain inside the kennel building between <br /> 10:oo p.m. and 5:00 a.m. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust-free surface. Bumper. <br /> guards shall be provided when necessary to protect adjacent structures or <br /> properties. The driveway shall be built to Fire Code requirements.
