Dedication to result in a 25-foot wide right-of-way from the centerline of Tokay Colony Road to the <br /> property line shall be required across the frontage of Parcel One. Dedication shall be made on the Parcel <br /> Map. (Development Title Section 9-1150.5) <br /> 5. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated <br /> right-of-way,prior to approval of the Parcel Map. <br /> 6. The frontage improvements for Parcel 1,2 and 3 shall be constructed in conformance with the standards for <br /> one-half of a 50 -foot right-of-way Rural Road,prior to approval of the Parcel Map. If improvements referred to herein will not be completed prior to recording the Parcel Map,the subdivider shall <br /> execute an agreement with the County of San Joaquin ensuring the completion of improvements within one(1) <br /> year after approval of the Parcel Map. All new habitable structures and equipment shall be <br /> two(2)feet above the highest adjacent natural grade. <br /> 11. All improvements shall be in conformance with the current Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot, if applicable. These improvement plans and specifications are subject to plan check, field <br /> inspection fees and must be approved by the County of San Joaquin Department of Public Works prior to <br /> approval of the Parcel Map.
