Lf v
Livestock barns are located to the southwest of the property. It is my understanding that
ducks are (were) raised at this location. Zoning of the subject property is Agriculture: AL-5.
§ 1.2 The Tentative Map for this project has been drawn by the Applicant, Mr. Louis Bucher.
Formal Tentative Map completion will be done by a surveying firm. The project description
is as follows: To divide a 17.94 acre Parcel of land into four Parcels, designated as Parcels 1, Z
2, 3, and a Designated Remainder. The exact orientation and Parcel designation are illustrated
on the Tentative Map found in Appendix A. It is my understanding that there is a proposal to
build a SFR on the Parcel 1. The subject Parcel composing this project and assessed for this
report have been outlined on the San Joaquin County Parcel Viewer Map.
§ 1.3 Parcel location map is found in Appendix A.
§ 1.4 The San Joaquin Parcel Viewer Map shows the location of all items on the subject Parcel,
found in Appendix B. As noted, additional applicable items have been denoted: These
include the driveway into the two homesites, trees, one domestic well, and one irrigation
well. No ponds exist on the property. There are no waterways and natural drainage courses
on the property. Stormwater from the existing buildings drains into the surrounding land.
§ 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE
§ 2.1 Past use of the property has been row crop agricultural land, and for two rural residential
structures. Mr. Bucher has owned the property for 10 years. Previous owners are unknown.
Prior land use to Mr. Bucher appears to always be as row crop production, and there is no
evidence a dairy was ever on-site. Present uses of the property are to remain as anticipated
future uses, primarily as row crop land, and for the construction of a new residential unit.
These activities should not contribute to potential substantial environmental problems,
provided that all agricultural activities are conducted according to rules, regulations, laws
and closely following recommendations.
§ 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES
OF CONTAMINATION
§ 3.1 Discussion of the methods used to research and investigate potential or known above ground
and below ground sources of contamination at the site include the following. The San
Joaquin County Underground Storage Tank Site Mitigation Database List was researched
with the assistance of EHD counter staff. Sites within the one mile radius study area which
may have contributed to surface or subsurface contamination to the subject property was
researched on Tokay Colony Road and Live Oak Road. No sites listed pose a concern. I )
Groundwater Lines of Equal Depth and Equal Elevation Maps (1999) found in Appendix F
illustrate groundwater depth to be 95 feet and the flow appears to be south toward the
Calaveras River.
Page -3-
Chesney Consulting
