INTRODUCTION
The purpose of this project is to divide four 5.0 acre parcels from a 20 acre parcel. In accordance
with the San Joaquin County Development Title, this Surface and Subsurface Contamination
Report(SSCR) is being submitted for application with the tentative map. This report will
investigate the property for visual or historical environment contamination based on field
observation and testimony from the owners.
This report includes no chemical analysis. A Condition of Approval for the Minor Subdivision
will require percolation tests and groundwater tests from the wells (nitrates and DBCP). Those
results will be included in the Soils Suitability Report.
Project Description
The project consists of one parcel located at 11665 E. Tokay Colony Road, Lodi. The project is
in a farming community and is surrounded by agricultural land. It is zoned AL-5. The site has
one existing house. See tentative map included in the appendix.
One of the proposed 5.0 acre parcels will contain the existing homesite, two barns and several
trees. The remaining 15.0 acres has historically been farmed. Irrigation is provided via a private
agriculture well.
Project History
The primary source of information on the historical use of the property is testimony from the
owners and records from the County (San Joaquin County Agricultural Commissioner's Office
and the San Joaquin County Contaminated Site List). The Smith family has owned the property
for many years. This property and all surrounding properties have had consistent uses in the
time the Smiths have owned the property.
A review of County Records for the past five years (See Appendix) yielded chemical use
consistent with the historical use of the property (predominately seasonal row crops). The
property has been farmed by a tenant, Michael Corradi, for at least the last five years.
The site contains a grain silo and a propane tank.
Field Investigation
The following information was obtained during a field investigation of the site as well as
interviewing the property owners and tenants.
1
C:\0226Surface and Subsurface Report
