k.; BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br /> .Joaquin County Ordinance requirements will be applicable to the proposed project. The following <br /> conditions shall be addressed prior to submittal of a.building permit application to the Building <br /> Inspection Division: <br /> 1) A building permit application including plans will be required. According to state law,' the <br /> plans must be prepared by a registered engineer or licensed architect and shall be submitted <br /> for review and approval 4?, <br /> 2) The required plans must be complete at the time of submittal for a building permit. Plans <br /> must address building design and construction, fire and life safety requirements, accessibility <br /> and show compliance with the current California codes and San Joaquin County ordinances. <br /> A, complete set of plans must include fire sprinkler plans, truss calculations, energy <br /> calculations, plumbing, electrical and mechanical drawings as well as structural calculations <br /> when any of the above are included in the project. <br /> 3) According to Section 506.3-:of the CBC, the allowable increase for fire sprinklers is 300°/x. <br /> Without out future area increase calculations this requirement would limit the space to 28,500 <br /> sq ft. This must be addressed by the architect or-engineer. ,. <br /> 4) Based on our records the existing building proposed for use as an A-4, indoor sports arena <br /> will be a change in occupancy. The building was previously constructed and used as an F <br /> (cabinet shop), B (showroom/office), 'and S (plumbing warehouse) not an assembly <br /> occupancy. A change in occupancy will require a code analysis report and necessary-plans <br /> prepared by an architect or engineer in accordance with Section 3408 of the CBC. The <br /> report and plans shall identify existing conditions,propose alterations necessary to bring_the <br /> building in compliance with the current code and include the following: <br /> A) Description of proposed use <br /> B) Existing and proposed occupancy Groups for the adjacent spaces <br /> C} Type of construction including any required_ separation walls, <br /> D) Sprinklers (Yes or No) <br /> E) Number of stories <br /> F) Building height A; 4 <br /> _- G) Allowable floor area, +: ' <br /> H) Proposed floor area 3 <br /> l) Occupant load based on the CBC <br /> 5) Modifications to existing buildings are required to include upgrades related to disability <br /> access pursuant to Section 1134E of.the CBC. Plans showing these upgrades must be <br /> prepared by a registered engineer or licensed architect and shall be submitted for review and <br /> approval prior to issuance of a building permit.. <br /> z <br /> 6) There are some discrepancies between our records and the submitted floor plan. Our <br /> records do not show an existing snack/retail area. The plans shall reflect this area as'new <br /> construction and show compliance with the current code. ` <br /> 7) Pursuant to Table 4-3 of the California Plumbing Code, toilet facilities shall be provided. 'The <br /> plans shall include plumbing fixture calculations per the California Plumbing Code and <br /> include this number of fixtures in the.plans. <br /> 8) Parking spaces will be required to accommodate'persons with disability. The number and <br /> configuration shall be in compliance with Chapter 11 B-of the California Building Code.
