(2) A minimum of twelve (12) parking spaces shall be provided, including one (1) accessible space, <br /> which shall be van accessible. Accessible spaces shall be located as close as possible to the <br /> primary entrance(C.C.R., Title 24). (one space is required for every 1,000 feet of building area. ) <br /> (Development Title Section 9-1015.3) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> . (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Tomahawk Drive, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.8) <br /> (2) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Four(4) trees <br /> shall be planted, evenly spaced throughout the parking lot. <br /> g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> h. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire flow will be provided for proposed buildings by the use of Appendix III-A of the Uniform Fire <br /> Code(public water mains). <br /> (3) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, Standard <br /> 10-1. <br /> (4) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. (C.F.C. 105.2.1) <br /> (5) Key Boxes:A knox box shall be installed according to the local fire department's instructions. <br /> 2.
