REVISED CONDITIONS OF APPROVAL PA-0300484 Atwa I Revisions of Approved Actions and Time Extension for Site Approval Application No. PA-03-484 ware approved by the San Joaquin County Community Development Department on July 14, 2005. The effective date of approval is July 24, 2005. This approval will expire on September 7, 2006, the new expiration date, unless (1) all Conditions of Approval have been complied with, (2)all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits. Those Conditions followed by a Section Number have been identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Karla Kuhl, 468-3103) a. BUILDING PERMIT: Submit a "COMMERCIAL BUILDING PERMIT' application. The Site Plan required as a part of the Building Permit must be prepared by a registered civil engineer or licensed architect. This Plan must show drainage, driveway access details including gates, on-site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9- 884) b. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the initiation of the use. The Business License may be applied for concurrently with the building permit application. (Section 7-1000 of the County Ordinance Code) c. APPROVED USE: This approval is for the following as shown on the Revised Site Plan dated January 23, 2004: (1) The addition of two(2) truck and two(2)trailer parking spaces to a previously approved seven- truck and seven-trailer truck parking facility (2) The construction of a 1,505 square foot building to be used for maintenance (3) The conversion of a 500 square foot attached garage into a conference room (4) The conversion of 150 square foot living space to office (5) The establishment of a five-car taxi service (6) The addition of one (1) limousine to a previously approved one-car limousine service (7) 390.5 square foot expansion of a non-conforming dwelling in the General Industrial zone by the enclosing of an approved patio cover.
