State law requires that land use within airport areas of <br /> influence must conform to the Airport Land Use Plan. <br /> The location of the proposed Site Approval application to expand an existing truck parking <br /> facility and construct a 1477 square feet metal building and establish taxi service- is located on <br /> the east side of Tracy Blvd., 450' south of Linne Road, Tracy (APN/Address: 253-120-33; 28644 <br /> S. Tracy Blvd., Tracy) (Supervisorial District 5). The property is zoned I-G (Limited Industrial). <br /> The General Plan Designation is I/G (Limited Industrial). Some restrictions may apply to <br /> projects that fall within this zone, and development on this land must adhere to the standards <br /> outlined in the 1993 amended Airport Land Use Plan. The standards pertinent to this zone <br /> includes, but are not limited to, the following: <br /> The use of non-reflective materials, transmissions, and visual distractions to pilots; <br /> Radio transmissions that would interfere with aircraft communications/navigation are not <br /> permitted; <br /> ➢ Residential uses are permitted if insulated to reduce interior noise to a level no higher than 45 dB; <br /> ➢ A Deed of Avigation and Hazard Easement is recorded in favor of the Airport Operator when new <br /> residential land use involved 5 or more units; and <br /> ➢ Proposed schools that are to be located within a 2-mile radius of an airport must undergo a <br /> review by Caltrans Division of Aeronautics and the State Department of Education. <br /> In addition, the property owner should be aware of the potential need to file FAA Form 7460-1 <br /> entitled Notice of Proposed Construction or Alteration.
