CONDITIONS OF APPROVAL <br /> PA-03-484 <br /> Atwa I <br /> Site Approval Application No. PA-03-484 was approved by the San Joaquin County Community <br /> Development Department on February 27, 2004. The effective date of approval is March 8, 2004. <br /> This approval will expire on September 7, 2005, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building <br /> permits have been secured and remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Jose Rubianes, 953-7509) <br /> a. BUILDING PERMIT: Submit a "COMMERCIAL BUILDING PERMIT' application. The Site Plan <br /> required as a part of the Building Permit must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title Section 9- <br /> 884) <br /> b. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> c. APPROVED USE: This approval is for the following as shown on the Revised Site Plan dated <br /> January 23, 2004: <br /> (1) The addition of two (2)truck and two (2)trailer parking spaces to a previously approved seven- <br /> truck and seven-trailer truck parking facility <br /> (2) The construction of a 1,505 square foot building to be used for maintenance <br /> (3) The conversion of a 500 square foot attached garage into a conference room <br /> (4) The conversion of 150 square foot living space to office <br /> (5) The establishment of a five-car taxi service <br /> (6) The addition of one(1) limousine to a previously approved one-car limousine service <br /> (7) 390.5 square foot expansion of a non-conforming dwelling in the General Industrial zone by the <br /> enclosing of an approved patio cover. <br /> (Use Types: Truck Sales and Services—Parking, and Transportation Services) <br /> Conditions of Approval - 1 - PA-03-484 <br />
