REVISED CONDITIONS OF APPROVAL <br /> SA-00-27 <br /> Atwal <br /> Revisions of Approved Actions for Site Approval Application No. SA-00-27 was approved by the San <br /> Joaquin County Community Development Department on July 19, 2001. The effective date of <br /> approval is July 29, 2001. This approval will expire on January 29, 2002, which is six months from <br /> the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been secured and remain in force, and (3) all necessary permits <br /> from other agencies have been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Leanne Mueller,468-3228) <br /> b- APPROVED USE: This approval is for truck parking for six seven trucks and s}*seven trailers,one <br /> limousine and the conversion of a residential garage to an office as shown on the Site Plan dated <br /> May 25, 2001' <br /> (Use Type: Truck Sales and Services-Parking) <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (3) Drawings shall be prepared by an architect or engineer. <br /> (4) The proposed use will change the occupancy from a U-1 (garage occupancy) to a B (office <br /> occupancy) (UBC Section 3405) The structure must be brought into compliance with all <br /> current code provisions including structural plumbing mechanical electrical energy and <br /> disabled access requirements Provide a one-hour occupancy separation between the office <br /> and house. <br /> (5) The Construction Site Plan shall indicate the following: <br /> A Provide parking for the physically disabled The spaces shall be located as close as <br /> possible to the primary entrance. (CCR Title 24) <br /> B Provide identification signs for the parking spaces including the"tow away"sign, at each <br /> entrance or visible from each space.
