The land is relatively flat with a gentle gradient down to the <br /> how west. <br /> /,--According to the San Joaquin County Community Development Department, the Site is zoned AG- <br /> 40. The AG-40 zone is general agriculture,minimum parcel size a 40 acres. This zoning designation <br /> "is established to preserve agricultural lands for the continuation of commercial agriculture <br /> enterprises" (www.co.san-joaquin.ca.us, 2005). <br /> 1.2 Proposed Development <br /> According to the tentative map from Monte Seibel,Land Surveyor,the proposed development is to <br /> split the 22.5-acre parcel into seven approximately 2.5 to 5.5-acre parcels which will entail a lot-line <br /> adjustment.The proposed parcels will be sold eventually as rural home sites (Site Map,Plate 1). <br /> /1.3 Site Vicinity <br /> ` A site vicinity map is included in the appendix of this report as Plate 2. <br /> 1.4 Site Map <br /> y A site map is included in the appendix of this report as Plate 1. <br /> 2.0 PRESENT AND PAST USES OF THE SITE <br /> 2.1 Past and Present Site Use <br /> According to Mr. David Payne,he purchased the property in 2003 from Doug Clark. Mr. Clark had <br /> owned the property since around 1987. Mr. Payne indicated that walnuts andalmonds were grown <br /> approximately 30 years ago on the property. The site currently has two residences on the property. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> 3.1 Existing On-Site Septic Tank Usage <br /> There is a residence on the northeast corner of the property and also one residence near the center. <br /> There is one septic system associated with each residence on the property. One septic permit was <br /> .� found for the Site during file review at EHD on December 20, 2005. The permit is described below. <br /> 2 <br />
