CONDITIONS OF APPROVAL <br /> PA-1400168 <br /> VAN GAALLEN/DILLON & MURPHY <br /> Lot Line Adjustment application No. PA-1400168 was approved by the San Joaquin County Community <br /> Development Department on September 22, 2014, which is the effective date of approval. This approval will <br /> expire on March 23, 2016, which is 18 months from the effective date of approval, unless a Notice of Lot <br /> Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels. Parcel 1 is to contain 2.5 <br /> acres and Parcel 2 is to contain 60.3 acres, as shown on the site plan dated August 22, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall <br /> be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: The following lot size requirements shall apply (Development Title Section 9-872.2([e]): <br /> (1) Parcel 1 shall be a minimum of 2.0 gross acres and a maximum of 3.9 gross acres in size. <br /> d. LOT WIDTH: The following requirements shall apply (Development Title Section 9-872.2[g]): <br /> (1) Parcel 1 shall have a minimum lot width of 150 feet, measured at the front yard setback line. <br /> e. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall enter <br /> into a new contract prior to recording the "Notice of Lot Line Adjustment". The "Notice of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract application has been deemed <br /> complete. Filing Fees are required for this application. (Government Code Section 51257) <br /> 2.
