The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> in a twenty-five (25) foot wide right-of-way from the centerline of Tully Road to the <br /> property line across the parcel's frontage. (A$280.00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for dedication.) (The fee due will be <br /> based on the current fee schedule.) (Development Title Section 9-1150.5) <br /> 3. The frontage improvements for Tully Road shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way Rural residential Road. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Improvement Plan. (A$325.00 fee currently is <br /> required for processing per Development Title Table 9-240.2 in addition to a copy of the <br /> Grant Deed and an estimate for the required frontage improvements. The estimate shall be <br /> prepared by a Registered Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to the Department of Public <br /> Works for approval. As an option, the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of$140.00.) (The fee due will be based on the <br /> current fee schedule.) (Development Title Section 9-1150.2) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $1,605.00 per <br /> single-family dwelling in the Lockeford area. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record.) (Resolutions 00-433) <br /> 5. The developer shall prepare and record an agreement for notice to future owners for <br /> maintenance of the private road by the owners. (Civil Code 845(b)) <br /> 6. Any work within the banks of Coyote Creek will require a water course encroachment <br /> permit. <br /> 7. The applicant shall build and maintain a road to standards for a fire road under Section <br /> 10.207 of the Uniform Fire code. A cul-de-sac or hammer head turn around shall be <br /> provided at the north end of the property for emergency vehicles. <br /> 8. The applicant shall have the property deed changed to allow for public access to the fire <br /> road.
