Chandler Martin —2— COMMUNITY DEVELOPMENT PA-07-082 (5A) 4. Frontage improvement for the easterly 330 feet of Turner Road consisting of a 4-foot shoulder and 6-feet of asphalt shall be constructed in conformance with the standards for one-half of a eighty four(84)-foot right-6f- way Rural Arterial Road. Construction of the frontage improvements will be deferred upon execution by the owner of a `Secured Deferred Frontage and Roadway Improvement Agreement' with a deposit equivalent to their estimated construction costs prior to approval of the Improvement Plan. (A $740.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the required frontage improvements. The estimate shall be prepared by a registered civil engineer with a typical section drawing on a form to be supplied by the Department of Public Works for approval. As an option, the Department of Public Works will prepare the drawing and estimate for an additional fee of$315.00.) (The fee due will be based on the current fee schedule.)(Development Title Section 9-1150.2) 5. Provide pavement striping legend arrows and pole mounted signage for one-way ingress and egress at Turner Road frontage. 6. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$200.57 per additional daily trip-end generated in the Lodi area. (The fee shall be automatically adjusted July l of each year by the Engineering Construction Cost Index as published by the Engineering News Record.) (Resolutions 007433) 7. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$1,310.00 per 1000 gross square foot of building designated as retail. The fee is based on the current schedule. (Resolution R-06-38) ` S. A copy of the Final Site Plan shall be submitted prior to release of building permit. 9. Verification shall be obtained from the Solid Waste Division (468-3066)that this development has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of verification. E NOTE: Any construction activity that results in the disturbance of at least one (1)acre of soil shall require a State NPI)ES construction permit.
