a <br /> REVISED CONDITIONS OF APPROVAL <br /> PA-08000180 <br /> Mencarini <br /> Revisions of Approved Actions for Site Approval Application No. PA-08000180 was approved by the <br /> San Joaquin County Planning Commission on December 16, 2010. The effective date of approval is <br /> December 26, 2010. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Mo Hatef 209-468-8477) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on- <br /> site parking, landscaping, signs, existing and proposed utility services, and grading (refer to the <br /> "SITE PLAN CHECK LIST"for details)_ A fee is required for the Site Plan review. (Development <br /> Title Section 9-884) <br /> b. APPROVED USE: This approval is for an Off-site Wine Cellar, a Small Winery, a Wine Tasting <br /> Room and Administrative Offices, as shown on the Site Plan dated July 30, 2010 MarGh 25, 29 , <br /> The project will be completed in two phases. Phase'1, to be completed within 18 months from <br /> the date of approval, is to include a 4,000 square foot building for an Off-site Wine Cellar, a Wine <br /> Tasting Room., and Administrative Offices. . Phase 2, to be completed within 10 years from the <br /> date of approval, is to include a 3,000 square foot building for a Small Winery production facility. <br /> The Off-site Wine Cellar will store 300 to 400 cases. The Small Winery will have a production <br /> I' capacity of 201 to 1,000 gallons. The project will include up to thirty 30 +"�; marketing <br /> events and up to four special events per year (Use types: Off-site Wine Cellar; Small Winery). <br /> c. MARKETING EVENTS: Marketing-Events are subjected to the following regulations: <br /> i (1) A maximum of 30 marketing events are permitted annually as a part of the proposed marketing <br /> plan dated August 12 2010. <br /> (2) Each event shall have a maximum attendance of 120 people. <br /> (3) Marketing Events shall end by 10:00 p.m. (Development Title Section 9-1075.8 rmlr21). <br /> d. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br /> e. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use.
