(Development Title Section 9- <br /> 1075.8[i]) Parking areas may be surfaced with an alternative surfacing material. <br /> (Development Title Section 9-1075.8[i]) <br /> (2) A minimum of 10 parking spaces shall be provided for Phase 1 and 8 parking spaces for <br /> Phase 2, including 1 accessible space which shall be van accessible. Accessible spaces <br /> shall be located as close as possible to the primary entrance (C.C.R., Title 24). (2.5 spaces <br /> are required for every 1,000 feet of building area. No additional spaces are required for <br /> employees.) (Development Title Section 9-1015.3) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles <br /> and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as <br /> fire department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> (2) In any required front or street side yards, fencing and screening shall not exceed three (3) <br /> feet in height (Development Title Section 9-1022.2[c][1]). The proposed 6 foot masonry wall <br /> along Turner Road must be located a minimum of 30 feet from the property line. <br /> (3) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum <br /> of ten (10) feet from the property line unless there are at least sixteen (16) feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived. <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) if the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property. lines shall be permitted except,onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Turner Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br /> 1020.7) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development <br /> Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> Seven (7) trees shall be planted, evenly spaced throughout the parking lot. <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan.
